Hey Kevin, I would love to talk to you some more about these options. What has to happen for a seller to carry back 25% on the 2nd mortgage?

Hey all, New to BP. I have been listening to the Pod casts, which have been very interesting and informative. I am getting my General Contractors license since I have been in the industry for 14 years. I still have no cash but do have the construction knowledge that I want to use for flipping homes. I am a very straight forward person who wants to build great relationships to build my future. Would anyone know if a partnership would work in my circumstances of experience but no cash. Thanks ahead of time. Best Regards Jesse

@Mike Sumsky thank you for the valuable information. So I'm thinking for my first purchase I would really like a quad plex. Is it true that with any multi family with less than 5 units is based off of the housing market that surrounds it?

Hi Everyone,

I am looking into multi-family units in the Washington area but have no cash for a down payment and do not want to live in it either. I see many articles talking about getting private money and hard money lenders but dont really know how or where to find these resources. Any insight would be much appreciated.

Hi Everyone!

Super excited to be here and meet new people. Dont have much experience except buying the house I live in now but look forward to all the wisdom and advice from you all. I really want to jump in on Multi-family units preferably. I would like to buy and hold for my first property and then work on flipping as I gain more experience.  Real estate has always intrigued me and finally decided to take the leap and jump in here.  Thanks for all the advise ahead of time.
