My background for the past 15 years has been plumbing and construction. Naturally I want more out of life so I took a leap of faith this year and went way out of my comfort zone. I started doing door to door roofing sales. It's been a game changer for me. While my dream of flipping houses and investing in real estate isn't quite reachable this year. Im going to put these dreams on hold a little longer because I need to work on my credit and I know I need to learn more to make the right decisions before jumping right in.. I've been catching up with the BP podcast as I'm new and learning all I can. I've read rich dad poor dad and now I'm starting to think different. I've also started reading the book on flipping houses and the book on estimating rehab cost by j.scott

I'm going to take classes and get my real estate license so that I can learn hands on more about real estate because that's how I learn the best. I also believe I'll make good connections in my area in doing so.

Are there any tips or suggestions on anything else I can be learn or doing before I decide I've learned enough to jump into flipping house and investing in real estate?

@Bonnie Low construction is my entire background so I understand a lot about doing the rehab myself. I just purchased the book you mentioned the other day by j. Scott and it should be here tomorrow. I'm really excited about it because I heard someone mention it on the podcast.

@Ben Stoodley thank you for your comment. A contingency is something I never really thought of because in my mind I guess I was just going to make it work no matter what. But have exit strategies is definitely something I need to plan for.

I want to get into flipping houses and I'm looking to start in 2021. I'm pretty sure any conventional bank loans will not work as I don't plan on living in the homes. I've reached out to a hard money lender here recently because I want to know I can find funding before I find a deal but I haven't heard back from them yet. I really need some advice or suggestions on what I can do to get going.

@Zach Westerfield I will definitely look into the book you recommended. All of my experience is in plumbing and construction work. I appreciate the insight because this is exactly the kind I'm looking for.

I am wanting to get into fixing and flipping real estate. I have a low credit score at around 600 that I'm currently trying to rebuild and only have about $15,000 in capital. Would it be wise of me to try and use a hard money loan to get started? Or should I wait and try to go a different route?
