Thanks @Erich Beyer , that interesting.. So if one person rents both sides you don't pay? That's pretty crazy sounding! Government at work! :)

@Chris Martin I am curious if this applies to SFR too? I have one in my county, and another in a neighboring county. That one has been rented for 10 years now, never heard of this before. I know ignorance is no excuse for breaking the law though! I will let you all know what my benefit (ie how much this is going to cost me) tomorrow, hopefully it's not a complex process and just a (small) fee...

So I got a visit from code enforcement at my latest duplex in Pasco county florida today. I was not there, but they left a "courtesy notice" that says I need to get a permit to rent out a duplex. I never heard of this (have only owned duplexes for 2 years now) though, I will call the permit office tomorrow to see what it's about, and what this costs, but curious if others have had this?

Thanks @Jeremy Tillotson! Wow I didn't even notice that section of the site before, I'll have to poke around there more when I have some time, thanks for that!

I think you are right that I really just need a full estate plan that includes asset protection though, it just sounds daunting.

Anyone in FL have a recommendation on someone local to Tampa to work with? I assume it's some sort of estate lawyer? That sounds expensive!

@Bryan N. Thanks for the tip, I've actually done that for general labor before, but a bit scared for something I need to come out well, how do you know they know what they claim? Have you used a trade like that before? I'm also a bit scared of liability from those guys....

I guess so!!! I used one that I found on Craigslist but he was OK. He was reasonable, and did good at painting, but not so much on other tasks I used him for....

Hi, I hope this is OK to post here, and the right forum. I'm wanting to get my finances in order, and looking for suggestions (other than go see an attorney :)).

I think I want to put my properties into a trust, and get them out of my name. I understand that should the worst happen, my kids can be beneficiaries much easier \ less tax impact. I'm sure some here do that, any advice for doing it in FL? Is there an attorney some have used here to setup the trust? Does it affect things if you have a lien on the property? Does it stop you from refinancing the property if it is a trusts name? Does it also provide similar separation like a LLC does?

New year, and still no handyman references in Tampa \ Pasco???
