@Luncy Jeter being that you categorize it under cyclical... Would you think it wise to invest in rental properties as a landord (as is my plan) or would a buy and flip investor have more success as they can benefit from both the ebbs and flows of a cyclical market?

@Nate McGee Awosome, thanks for the rundown! I was actually looking at several charts and graphs that were pretty general but I will definitely be doing the due diligence of researching a few years back so that I can get a more accurate depiction or analysis.

Hi again! I've been continuing my analyses of the Virginia Beach market and aside from everything else, I'm attempting to pinpont exactly what type of market it is. I've been reading about the different types - linear, cyclical, and hybrid - and I wanted to ask -- am I correct in "diagnosing" the VA Beach market as one that is linear?

I arrived at this conclusion because within my reasearch I found that listing, prices, amount of time or "age" of the properties that are in the market have drops and rises of no more than 5% at most (the majorty are 1%-2%). Being that I'm no real estate wiz (not yet at least), I would say that this seems to be a pretty steady market, thus making it a linear one.

So, for all those investors in the Virginia Beach area... Was my assessment correct?

@Christian Abella Congrats on the two properties! Good to know that the hardest part is the initial fear.... Although I have a strong feeling that once I take that step and buy that first property, I might be hooked!

@Michael Macklin You know what? I hadn't thought of that! Joint base Langley/Eustis (they're related although one is Navy and in Hampton and one is Army and in Newport News)  are both pretty prominent military bases as they function near the Chesapeake Bay areas and such. All that to say, that there is absolutely a ton of traffic pertinent to both bases so this is definitely something to look into.
