Hi, 

Here me out on this.  I have an opportunity to have a financial backer enabling me to purchase any home (granted there is profit) 1-8 mil purchase price to flip (purchase, rehab, sell).  My focus is the SF area.  Pre-covid, I had a game plan in securing several backers but fell through due to an exhausted amount of reasons.  I don't mean to waste anyone's time with this question so please, take this seriously.

My question is this: what would you do with this kind of opportunity?  With what you know in the real estate game, what would you do?  My take is purchasing SF homes in the 1-3 million range, rehab, then sell.  Homes in this range - it's safe to say making several hundred grand on deals such as this isn't uncommon. Again, from the purchase price, rehab costs, everything is cash, no bank.

When it comes to finding lucrative locations, what "checklists" are some of you using?  Schools? crime? What top 3 or 5 things do you look for that you typically don't waver from when doing your due diligence? 

What are the top challenges anyone has faced when refinancing out of a hard money loan into conventional?
