Travis, because it's a family home and I really don't want to see it taken over by a developer. Would rather go the mom and pop route.

I am selling an inherited home I kept as a rental for many years. Market is bad in the area for this type of home and it is somewhat distressed, basically just needs updating and some minor repairs. Do not want to sell but need the money and now to make matters worse getting low bids from investors only. My question is I have a lower bid from one investor by about $5k but I like them much better. They are a local couple and live down the street and the other is just looking for a bargain. Have a realtor, and losing tons of money either way. Should I just go with the lower offer but the better buyer? Or does anyone have any other ideas on what I should do in general with the home? Should I accept a cash investor at all? Thanks
