Ok, cool coming from someone that knows the market like you do I appreciate the comment.  Still trying to figure things out, about a year out before I make a decision.  So many good opportunities in Ohio, Cleveland does stand out to me.  I will reach out when I am ready to see if we are a good fit for my goals.  Thanks

Hello, Hopefully I will be investing in Cleveland Ohio soon.   Does anyone have any experience or connections with companies and or agents that deal specifically  with Air B & B/VRBO properties in Cleveland?  I feel that Cleveland has no where to go but up in value and I think it would be good to get better than normal cash flow if I can make it happen with Short Term Rentals?  If anyone has any advise specifically for that area or any suggestion please I would like to hear it!

Wow soo much good information and advise.  

     Yes I do know that wholesalers can be at times unprofessional and often have no idea what they are doing.  I had one tell me once that the property just needed a little clean up, but when I got there he had failed to mention that one of the rooms in the house burned.  I have also seen great deals given out from true wholesalers, so at the end of the day it comes down to the numbers and local knowledge.  I used to bird dog for wholesalers and the deals I was working out were truly a good deals.  

     So this is my second time in the game.  I am using my own money, not going to overleverage again!! Not going to make the same mistakes, if I try to do a fix and flip and it doesn't work I will just rent it out.  The cash flow in Toledo and Detroit seem to be amazing, there is no way anything in Southern California that can come close to that.  If an agent can give bring me a deal with good numbers that's great!  What I don't want is someone trying to sell me something that has a 10 cap saying that its the best deal in the world when I can get a 20 cap.  I have a lot to learn, but I also know bs when I see it, haha

Ok, so Columbus here I come! haha   Thanks for the advise I will look into it and contact everyone.  I truly appreciate it.  I want to get rooted with a solid team in one location for consistent success.  I am sure it will all work out. Also, if there are any wholesalers in Detroit and/or Cleveland please reach out!

Great advise!! Yes I will follow up with everyone. I am torn between Toledo Ohio and Detroit? I think that I can get a a little appreciation in Detroit and still have good cash flow. It will give me more of an opportunity to BRRR. But yes I plan to be very cautious with where I buy and will try my best not to be taken advantage of. I want to get a reputable Property Management Company. Its all in the works, thanks for all the help

Hello, today I spoke with someone that said that the market in Detroit Michigan seems to be doing very well.  I am wondering if anyone knows the market well and can give me some insight.  I know that there are of course areas that I want to stay out of.  Also if you are an agent or a property management company please reach out to me.  I am building a team and am going to start investing there in the next few months.  I am interested in buy and hold and and possibly doing some fix and flips,   Thank you.

Hello, this may be the new plan.  Buy a bulk of foreclosures in the Midwest.  Like 75k for like 15 properties, they are usually like 5 k each.  I then seller finance them on a land contract.  From what I estimate 15k each.  10 to 20 percent down with an 8 percent interest rate?  Sounds good, has anyone done this,  any advise.  I would feel more confident if I knew someone that was doing this could give me some advise!! Thank you
