Hi Benjamin,

One thing to be aware of on the Mississippi Gulf Coast specifically is that the insurance situation is unusual. After Hurricane Katrina the insurance policies often specifically exclude wind and water damage. You have to get a separate, expensive, policy for wind and water. I believe that this applies in all six counties of southern Mississippi.

I'm not sure the details of the process, but a local real estate/title attorney could probably tell you the process and/or file the paperwork. It probably wouldn't cost much for an hour or so worth of their time. If definitely sounds like it would be worth paying the taxes instead of letting it go back to a tax sale. What do you want to do with the property once you have clear title?

 Thanks a lot, Jesse. I will look into that for sure. Would that not be a conflict of interest for them, though? Is that not more or less giving away possible customers for themselves?

I don'think it would be a be conflict. The cash buyers you're looking for probably aren't really buying stuff the traditional MLS-realtor way anyway. The worst that might happen is a realtor would tell you no. If so just keep asking another one until you get a yes. I'm sure somebody is willing to do it.

Welcome to BP and to Mississippi. Here is an idea I heard once that might help. I haven't tried it myself since I'm working on buy and hold and not wholesaling, but it may be an option to try.

Ask a realtor to get a listing from the MLS for you of all the cash purchases made in your market in the last year or so. Be sure to to offer to pay for their time, it shouldn't take them very long. Then go through the list and look for people or companies that show up multiple times. Contact as many of them as you can, some of them are potential buyers.

@Isaac A.there was an excellent podcast about asset protection that will answer some of your questions. I think most typical banks won't loan to an LLC directly though private lenders probably would.

Hi Nikki. The information that was posted above about REIA group in Mississippi is a bit out of date. The current website is Jackson RIG and has information about when and where the meetings take place. Of course if you are in Horn Lake, then a group in the Memphis area would be a bit closer for you. There are a few listed at this website but I don't know anything specific about them.
