I invest and max out roth they vanguard and mainly hold dividend funds.  I was looking to do the same within Webull (buy JEPI, VNQ….etc every so often.  And as the dividends payout into cash within the account, turn around and use that as I so choose. Is that a bad decision?

Any suggestions or advice on building a dividend monthly producing portfolio (thru say Webull) without drip.  What funds would you target to get a good monthly latter going? Any funds you would definitely suggest looking into that are dividend growth strong and stable?

@Jesse Carmack, without DRIP, you'll want a broad exposure to multiple income producers in a taxable account. JEPI, QYLD, RYLD, SCHP, IGLB, BKHY, SCHD, VYM, VNQ and MLPs are great options. Just make sure you are investing in a Margin Taxable portfolio so you can leverage your funds to acquire hard assets like real estate.

Anyone have any experience, positive or negative with “Blackstone Real Estate Income Trust (BREIT)”. Looking for a passive income investment. Just wondering if anyone has experience with crowdfunding real estate (the good bad and ugly) and willing to share for a newbie. Or what avenue you would suggest for generating passive income with say 25k, that can be locked up up to 3-5 years.

any suggested syndication? I’m looking at the best form of generating passive income with about 20-30k.

Quote from @Carlos Ptriawan:

If you are really into cash flow just put that equity money into syndication, highly aggressive syndication or debt fund could offer you 6-9% cash flow with really passive involvement.  Unless the house will be my retirement house or I'll be living there, I'll not put 40% down.

The thing is if you buy in the market where the inventory is much increasing right now (vegas, austin, phoenix) then you are double down on cash flow and appreciation. Just buy a REIT instead.
