@Nick Quarandillo I’m not saying you should stay or go, and maybe you should switch majors if there is too much petty work, try majoring in real estate or accounting or something that will be advantageous to your real estate pursuits.

I do know one thing, it’s been much easier for me to get property making my college grad income than if I was still working my just over minimum wage job.

Now does that mean you can’t graduate and still pursue real estate, not at all I barely use anything I learned in college for my current job, but it’s always nice to have a contingency plan if things don’t go the way you plan, life’s kinda funny like that.

I’m looking for a CPA in the Brevard County Florida area. I can’t seem to find someone that my friends/family recommend that is familiar with real estate investments. I also own a car dealership, so would want to work that in as well. Thanks in advance if anyone has any recommendations.

@Bruno C. Not to change the subject but in terms of the LLC, if you already own the property yourself do you sell it to the LLC or how do you move it to an LLC?

@Kerry Baird thanks my wife and I were just talking about the cash flow game, if you wouldn’t mind having us we would love to attend one night. I do have a 1 yr old and 3 yr old so my time is usually on their schedules, but would be great to get together. I just sent you a connection and I’m going to see about attending a meet up at Luckys

@Jonathan Paz that's great advice man I'm gonna work our some numbers with my wife this weekend and see what we want to do. I will probably start making some calls this week. I bought both my houses before my wife and I got married we were engaged but saw an opportunity to both be able to purchase separate homes before getting married. I got one SFH in Feb 2011 in Rockledge thy I currently live in for 4.5% 30yr fixed and the second in Merritt Island SFH 4.25% fixed 30 yr.

If you don’t mind, and live in the area, I don’t know anyone else here that does real estate investing if you’d be interested in PM’ing me and maybe we can email or something and maybe one day meet up and talk Brevard County opportunities?

@Corby Goade okay perfect i understand that now and I'm glad I was thinking along the same lines. So when you do a HELOC, in that scenario and I pay it back with the refinance, does the HELOC remain? If I'm not being clear I've heard the HELOC is like a credit card. If I get $75K and use $50K to purchase a home, increase the value and refinance that home and pay off the $50K HELOC, do I now still have $50K in the LOC? Or does the LOC go away and I need to re-apply for a new LOC on it, or can I now go buy another home with that 50K LOC plus any extra eared via the refinance?

@Mary K. I’ve heard the same, but I’m over here in Brevard County so if I find a local bank willing to do one I’ll let you know since you’re nearby.
