Good point about the liability, I'll have to look more into that.

We've been thinking like this - why not act as our own GC's since they're just a middleman to the contractors anyway and we have the time. That last part is important and I realize not everyone has the flexibility to do that, but since we do it seems like an edge.

Part of the issue was we were bundling trades with our contractor. We'd ask for a quote for flooring, painting and carpentry altogether. I'm thinking it's better to break things out as it seemed we'd get a good price on two and then a higher price on the third. 

@Bill J Fay, I like the idea of asking for current projects or examples of work in addition to references. We've gotten references for our contractors but I think not everyone has the same idea of quality work...

A partner and I are in the midst of two fix and flips northeast of Tulsa and haven't been particularly impressed with the quality and speed of licensed contractors. For what seemed like a decent amount of money there were still paint drips on wood trim and other cosmetic errors that shouldn't have been made. My partner who's out there has shifted to running his own crews of labor to keep the jobs going.

Should I just keep trying out different contractors or does this just come with the territory now with prices and the scarcity of contractors?

Good perspective, I appreciate the info. They're supposed to break ground soon if they're on track so if this is really happening it seems we'll know shortly.

There's a $2 billion theme park near to breaking ground outside of Vinita, OK - that has to mean surveyors, construction crews, marketing people and lots more are going to need short-term housing there over the next two years or so.

Anybody do Airbnb or other short-term rentals in Oklahoma outside the major cities? Anybody have any experience with this type of boom market? I've got rental properties but no first-hand experience with short term rentals so this would be a new game for me.
