Quote from @Kwanza P.:

Anyone with experience (and/or referrals to lenders) with non-recourse loans? I live in California but am looking to invest in Texas, Alabama.

I have a couple lenders that can do non recourse. Message me and we can chat.

Quote from @Erik Estrada:

Why do you need a non-recourse loan? They exist but they are mostly for commercial properties.

If you buy an investment property with your IRA, most require a non-recourse loan.

I work with a credit union that does HELOCs nationally. Rates as low as 7.25, depending on credit score and LTV. Shoot me a message and will give you his contact info. I am only licensed in CA so cannot do it for you.

If you plan to buy in your hometown, buy a 2-4 unit, and live in one of the units. You only need 5% down. Rent out your current home. Live in the multi-family for a year, then move back into your own home and rent out the unit.

If if not ideal, it's worth the hassle.

Join our Business Development Team

We are a California based mortgage lender, looking for a few motivated people to help us build relationships with Realtors (and other local professionals). We have a great value proposition, so you should get a good response.

As a Prospect Lending Business Development Representative, your job will be to develop Realtor and other networking relationships to drive new business to Prospect Lending.

Compensation is dependent on loan volume generated from those relationships.  If you’re diligent, you can easily add 4k-8k to your monthly income in the coming months. If you are diligent, you could earn even more.

This a part-time, commission only position. You can work as little as 10 hours per week as long as you are doing your weekly recruiting activities. This could be a great side hustle, and a great way to make money while you start and grow your real estate career.

We are hiring in the larger metro areas of California only.

If interested, message me and I will send you more info about the position.

I disagree about buying in CA. If you know where to look and have the right time, you can find properties that cash flow. And you get some decent appreciation as well, unlike the midwest where appreciation is minimal.
