Hi Paul,

Once you have the rights of redemption (use a bargain and sale deed), record it at the courhouse. Then you have 2 options. You can get the deed early (if there are subordinate liens, you wait the 60 days, and petition a judge to get the deed early. I have an attorney I can refer that does that for me), or you can just wait the 180 days and go to the sheriff with the original auction receipt (keep that!!) and he will issue a deed for you.

I have a client that wants to buy multi family in the 800k range, be I can't find a loan for him. My commercial source only does 1 million and over. Any suggestions? And what would the downpayment need to be?

Searched the forum but found nothing.

One of my investor's would like to sell his property. He bought it last year in hopes of rehabbing it, then bought an old Victorian to live in and spent the last year gutting it and rebuilding. He is ready to move on.

Big property with nice upside. 4 bed 2 bath. 1512 sqft on main floor, 1000 sqft on 2nd level, and a 600 sqft unfinished basement with good head height. 3112 sqft total.

I think you could sell it for 450k when done. And that is pretty conservative in this market. I've attached the drawings of what he was thinking of doing. You can do less of course (he was adding master bath and closet). I have schematics as well.
