Thank you all! Lots to consider

With the housing market so crazy, where are people finding deals for short-term rentals these days? I prefer places out west in the mountains, but I’m open-minded. I spent a lot of time looking in the Smokies and am moving on from that market. Where else is short-term rental friendly with potential for good deals?

@Tom Fidrych thanks! In this situation my agent happens to be the sellers agent. She brought me the off market deal. I’ve gone under contract using her as an agent at another property and in that instance she suggested the seller should cover the septic inspection. Now for this home she says it’s the buyers responsibility. Of course having her represent both sides and then with this inconsistency (and a few others) it’s raising concerns about if she can effectively represent both sides so I’m trying to gauge if there’s an industry standard. Thank you for your insight

@Russell Brazil what are your tips for vetting an agent?

Call is it common practice for the buyer or the seller to do the septic inspection?

We are considering a STR in the Ogden region in Utah. Does anyone have experience in this region?

I appreciate the insight. Really just wanted to make sure there were no weird drawbacks to engaging my own agent. The selling agent indicated he could be the sole agent and mediate for both sides, but I was a bit uncomfortable with that. Good to know there’s no real downsides to me getting my own representation, except to him of course.
