Post: 20k to put towards next deal, HML?

I will have about 20k to turn around and invest in a property. I am debating between trying to find a HML for SFR in the suburbs of Tampa; there are plenty of great deals to be had here with an all in rehab,and purchase price of under 100k.

My second option is purchasing a duplex rental unit for under 15k, that needs no more than cosmetic repair, to rent for maybe 600-850/mth.(completely estimating rental units by ads for rentals I have seen listed)

I am torn between bringing in a rental cashflow, or flipping a couple of houses yearly, and making substantially more.

I really want to flip houses, and I am a skilled carpenter that can do everything to a house but electrical,plumbing or roofing.

If anyone could put me in touch with a HML who does deals in Florida, I would greatly appreciate going over terms and figuring out what my best options would be. I am also open to getting in touch with private investors/mentors in the Tampa area.

I have my first meeting with an investor, who stated they would like to be silent and let me know the price point they would like to stay under. We are meeting next week,and I will be bringing some property analysis's that match their criteria.

This is my first time meeting with an investor to help fund my own flip, and not an investor who has bought wholesale from me in the past. I was wondering what questions I should be asking of them, and what type of contract should I write up if we were to work together. If anyone has a sample contract they used with a silent investor, or just any all around advice, I would really appreciate it,thanks.

I am located in the Tampa area and am interested in finding a partner,mentor, or just all around someone to share the deals I come across with.

My hobby is carpentry, and I am always helping friends add value to their own homes, through sweat equity, and I realized I should be doing this for myself as well. I am a wholesaler, with a set list of buyers, who usually come through in a pinch. But I would like to start flipping, and my investors are more so interested in rentals to add to their portfolios.

I am looking forward to reading through the advice on these forums, and just hope I can eventually do business with some of you!

I almost always have a good list of properties, shoot me a PM to let me know what you are interested in. I am looking into moving from wholesale to investing, and have the funds to do so on a small basis, but partnered up would make for better deals. Let me know if you are still looking,
