Jeff Rabinowitz I have talked to them and asked most of those questions. They don't own anything on it. And they already got their new house so then don't need a down payment to move. I haven't asked if they want to do it but I don't want to ask if I'm going to decide I can't. They house is in really good shape. Like I said I been working for them about 10years taking care off the house mostly out side. I don't think I'll have any major repair. Plus they are going to be paying me to get the house ready to sell. Such as painting the deck and I'll be moving them out. I know there is a good chance they won't want to do it. But if it's something I can do I want to ask.

That should be "should I try to do this" I can see how to change it. Alright so here is the set up. My neighbors have bought a house and are closing in two weeks. They will be selling there house but I can tell they are not excited about the whole thing. Im pretty close to them. I been working for them since I was 9 over half my life. And I feel like maybe I could make a deal with them to be able to buy the house. Im look to start buying rental and was thinking chap house would be the way to go to really get that passive income. However this house is a little on the nicer end. However I think I could still make it work. It has I completely finished basement. The basement has a one car garage, kitchen, and 1 and a half bathrooms. The upstairs has a two car garage and it's own kitchen and bathrooms. So it's set up that I could house hack it, are have two tenets one on top one in the basement. I think I could rent the top half for $800-1000 and the button $600-800. The house is 3,748 sqft on 4.09 acres. The nice thing about that in my area of Monroe Ga it's a really fast growing town. But people really like house with land right out of town like this one. It's a really nice house and in good shape. What I was thinking about setting up with them is to pay them $1000 a month for 5 or 10 years. And then at the end of the time pay the rest off. I think I could get the house for about $350,000. In that 5 or 10 years I can be renting it out and putting money away for a down payment. And be able to get a lone from the bank to pay them off. Are be able to sell it before the times up and pay them out. I'm 19 in college online at least for this semester. With scholarships I'm getting paid to go to college just a little. But point is my expenses are low. I'm living at my parents and really only have to pay my insurance and sell phone for mouth about $130 a month. I think I could pay that $1000 a month if it's not renting. And if I can't make it work in a year it will be a $12000 dollar education. Most my friends pay more then that for college. What do you guys think could this work? Should I look for a different way to make a deal with them? Should I wait till I have more money saved away?

So I want to get my real estate license. But I don't know what school I should pick to take my classes with. What are your guys suggestions for looking for school? And do you guys have any suggestions for ones and Georgia? I would preferred to do it online. Thanks so much for your help.

Right now I'm mostly doing landscaping a few days a week. It doesn't pay awesome but it's work. I'm still in high school graduating this April but I'm doing all my classes online through a college. I can work on my college anytime of the day are night. So having a job is something I could if I work hard. Samuel Sedore Jake Thomas thanks you for the advice and letting me know it's working for you. I understand it's going to be hard work definitely something I'll have to want. Bryan Otteson my goals are to invest into real estate grab enough income coming in a month to sustain myself. I want to put in the hard work now. So when I get where I start a family that I'm not working all the time at making money, but working on my family and spending time with them.

Sure I could invest with no money down but I need to have money to invest right? So would becoming a real estate agent be a good way to make money and help me to acquire knowledge about Real estate? If not what jobs would you recommend? That would help me acquire knowledge about real estate, and make the money I need to invest?

Try to find someone who wants to learn. If you find somebody that's interested in getting into real estate you could motivate them to work because it will help them.

Thanks for the advice @Brooks Rembert. I definitely want to do that. Hopefully I can find someone that I can add value too. And that I would learn from.

Thanks @Ned Carey I really appreciate the encouragement. And your right about the contracts I can sign them but most people know someone under 18 can void contents they get in. (With some exceptions like student loans) This makes a problem as they won't want to do a contract with me.
