@Cody DeLong where did you buy that many units for that little money? I’m from CA so anything under $500k just seems dirt-cheap to me lol

Hello BP fam! I'm a SAHM and have been a vacation rental landlady in SoCal since 2012, with experience using VRBO and AirBnb. My portfolio is tiny but my reviews have been near-perfect since I started 6 years ago and the income has been consistently increasing as my marketing skills improve. Over the years I've developed a knack for furnishing small spaces on a tight budget and my designs maximize functionality while creating a visual impact. Plus, it's just fun to do!

I'd love to take my investing career to the next level by purchasing a 4-plex or bigger multi and just turn them all into vacation rentals - something I could easily manage while taking care of my baby - but I don't have the capital necessary to get started. Would love to connect with any buy/hold investors looking to increase their profits by converting their properties into vacation rentals OR who might be willing to partner with me on a multi-unit building.

A couple of years ago I purchased a real estate investing education program through Renatus and still haven't completed it because it's just. so. boring. I didn't get the support I needed and ended up doing nothing with it. Hoping that getting more involved with the BP community will motivate me to continue investing. Thanks for reading and I look forward to continue learning and connecting with you!

Hi @Eugene Rogachevsky! Yeah, I’d love to connect and find out how you structure your deals. I think the bit I’m missing is how to acquire at the right time. I bought my first property (a 1/1 condo in LB) at the height of the market in 2008 and ended up turning it into a vacation rental out of sheer necessity. The upside is that I learned this valuable exit strategy but I’d prefer my next acquisition to be more intentional, you know? 

I've had ups and downs with both Airbnb and VRBO so I'd be happy to share my experiences with you if you're interested. My other property is a 4/3 SFR in Perris that we bought a couple of years ago to rent out to my in-laws as well as Airbnb the guest room. It's doing really well considering it's in the middle of nowhere. I figure if my Perris place is doing so well with hardly any tourist attractions nearby then I can't go wrong in Long Beach!
