Hello Jon, 

In my opinion she's real, honest, and to the point.  Her program is pricey, but you can learn from her without buying anything such as listening to her radio show, and watching her on youtube as you have.  I met her and talked with her briefly after the conference and she definitely knows her stuff.

My primary residence which happens to be my first home was obtained through a seller financed deal.  It was the easiest way for me to buy an out of state home while trying to move from California to Texas at the time, to make a long story short it was a fairly easy process and best of all no banks were involved.  So needless to say I'm a big fan.

My question is this though, would it still be worth it for a new investor who has no capital built up yet?  In other words considering the home will probably need repairs and will have property taxes like any home would, you still can come out ahead as a new investor taking on those extra expenses with no capital built yet?

Awesome post by the way, thanks for your feedback.  :)

I'm beginning as a wholesaler, I plan to do that so it can help me build income to quit my job.  Then over time I'd like to build enough capital to start buying and hold, I'm especially interested in buying and holding a mobile home park or two in the future.  Then I can still wholesale here and there on the side if I wanted too.

Anyhow when it comes to REIA meetings what concerns me most about missing them is just the ability to network. Many of the meetings depending on the topic or guest speaker they have might not even be relevant to me, but networking is so huge in this business. It's nice hearing success stories from someone like you though who hasn't really attended many and still you found a way to get it done.

Question for those investors who no longer go to a regular job everyday and instead invest for a living.  Did you find it frustrating that the job held you back in a sense because of the time it took away from networking, marketing, etc.?

Don't get me wrong, I'm grateful that my job pays my bills and helps pay for my marketing. At the same time though it's really in the way and interfering with my ability to devote total focus to investing. One example is since I work nights I can't attend a good majority of my local REIA meetings as most of them meet on weeknights. It also doesn't help that I can't stand my job and wanted to quit ages ago.

Venting on here helps though, please share your similar experiences.

Well, I never assumed they would work for free.  Again though I'm a new investor and wasn't sure what was appropriate to say or not.  If I thought they would work for free I wouldn't have mentioned to them I'd be willing to help them out in return, that was my way of saying yes I'm willing to pay, etc.  If in your opinion it's OK to just come out and say that though I can do that.

Hello Russell, I didn't come out and exactly say I'd be willing to pay them as I wasn't sure if that was appropriate or not.  I did let them know to tell me anyway I could help them in return for their time.

I'm a new wholesaler, and unfortunately I have no way to access comps here in Texas without access to the MLS. I'm wanting to run some comps for areas in and around San Antonio so that I can have the proper information to potentially make a solid deal to my leads. Currently I'm needing some comps a.s.a.p. for an area in Hondo.

I've been reaching out to some local agents but I've had no luck, are there any local agents here who would be willing to help?

Ok maybe this is some form of analysis paralysis but all of a sudden I'm lost.  I got a call back on one of the letters I sent when driving for dollars recently.  The gentleman I spoke with is open to selling his home, and would like me to come take a look at it.  He says it does need repairs but couldn't tell me what it might need.  He doesn't even know the year the home was built, and I can't seem to find that info either.  Anyhow before I go out there I'm wanting to run some comps and see what homes are selling for in that area to get a better idea of the trip out there is even worth our time.  The websites like Zillow and Trulia won't really show me any of the recent sale prices, could be because Texas doesn't disclose that?  Anyhow despite all this knowledge I've been gaining over the last few months all of a sudden my mind has froze.  Must be newbie nerves!  Any help and/or advice is much appreciated.
