I have a associate who is looking for a Private Money lender/ Hard Money in Modesto CA. Property is in Great condition and both units are occupied. Seeking 120k second short term 18 months or 2 years. Market Value 500k, first loan 161k . Will come in around 60% LTV. If your interested I can give you more details.

Jerry, if your associate would consider a new 1st lien, they would have more options. I do understand that the rate and payment would be affected, so this may make it unappealing.
