I am interested in sourcing reliable/reputable wholesaler, any thoughts? I have heard Craigslist, Bandit signs....are there any other resources I should be looking for?

Hey Todd:

That seems where I leaning, having to pay down the HELOC along with a conventional loan will greatly effect

cash flow......I like the idea of using the HELOC for an all cash buy.....aprreciate your insights......thanks!

I have been approved for a HELOC, original thoughts were to use for the down payment/closing costs on investment properties.

My concern is by using the HELOC as mentioned then applying for add'l conventional loans as we grow our portfolio how will this impact our ability to continue to get funding from the banks? What;s suggested proven best practice?

Hi Harjeet

Thank you for the reply. As a lender, if you see a HELOC then other conventional loans would that raise a red flag? I understand dependent upon individual factors but in general?

Approved for HELOC, concern is will be purchasing 2-4 properties within 6-1year, high credit scores, debt only on primary residence. What's a best strategy to leverage multiple purchases without over extending with the banks? Down payment and closing costs via the HELOC or just use conventional loans? Thoughts......

Thank you for sharing lessons learned. Can you share how you identified Dayton was it becuase your husband was stationed there? Did you use your own capital to scale from 1 to 7? Could you share how you scaled?

Appreciate your feedback and I am with you, I also would consider doing some of the rehab myself especially when a contractor goes crazy with their scope of work...

This resource, http://www.realestateiq.co/provides from the MLS data on off market deals, CMA, county data specifically to the Texas market.

They charge monthly based on the geographic area you choose. I am not a agent so I do not have full access to the MLS has anyone had experience with this type of data aggregation?. Can it be done without their service, is it an efficient and effective method to collect data "real time" in one place with enough value to warrant the monthly fee? Thoughts....much appreciated...

SFR's or right into multi-unit? There's upside and downside in both. My neighbor just moved to a remote area in Wyoming from Houston....
