Adding an index for themes would be of great help (similar to subreddits)... or better tools to search for a discussion on a specific theme/question.

Good Job @Jeff Brower! I did something quite similar back in 2015, hands down a great financial decision. 
What were your criteria for the county assessor? [i.e. what were you looking for to send the letter?] And how did you send it to the owners? the ones I've seen list the name and property address not the service/mailing address. Thx!

Hi Steve,

I think priority #1 is it being as hassle free as possible, closely followed by maximizing cash flow. (For as long as investing is the side business) 
That being said I think your point #2 can be mitigated by things like screening, starting eviction process asap, using an attorney. 
The only reason I'm considering the Insurance over a PM is because I know just how easy to manage this particular property is, it wouldn't be an overall strategy. 

I might go the insurance way the first year and try it out. Live & Learn!

Currently house hacking a triplex & self managing, on contract for a townhome to move into with my growing family (=D!). The triplex is very easy to manage with the current 2 super long term tenants (18 &13 yrs), with only the occasional plumbing issue or appliance replacement. 
Would a home warranty insurance policy make sense and not get a P.M.? Not sure how they work but if I can give my tenant a number to call for fixes and replacement and not even call me that be great.

That was my strategy at some point but they were listing houses for the same as turnkey houses, even if they needed work. That being said I have not looked at it for months. I'll go and take a look now
