Let me also add, I plan to live in the house for a year and my kids wouldn't have to switch schools, so that's kinda a win right there too.

I should of mentioned I have cash to either fund reno my self or possibly do a va reno loan that gets rolled into house price. If I fund myself its 15k cash out of pocket. So my debt service would be on ~170k vs if I used this new VA reno loan it gets rolled into loan so my debt service would be on 185k. Its really not to complicated to get the va reno loan (contracter fills paperwork and it gets submitted but most importantly VA appraiser has to have that contract and say yay or nay on home appraisal value after reno work). Reno funding does not get cut till after closing. Either way, it puts this deal at 185k for possibly 1800 monthly rents. Its a very desirable and nice end of town with great schools and beutifull house. SA has appreciated at historically 4% and last year did 8-10%. At 1700 to 1800 rent its the higher end of San Antonio rental market but I feel comfortable with the PM getting it rented in a reasonable amount of time.

Hello all! Looking to buy a va foreclosure in San Antonio. Im getting it for 170k. It comps for 205k roughly. It need 5300$ paint inside complete, all new carpets @ 3500$ and tile tear out and new tile laid for 6200$ roughly 15k to get it to great shape where it could even fetch 210 to 215mmmmaaaybe. Thats not my plan though. Plan is to hold it for atleast 7 to 10years and really till i die. My all in would be 185k i can easily rent it for 1750 according to rental cma from area, maybe 1800. Its a 2008 with great condition hvac and 10+ yrs of roof life, great plumbing and electrical. Great schools and a really nice looking house 20 minutes from 2 military bases. Pm costs at best place in town are 195$ mo. It va loan 0money down. Should i do it or pass?

Hello, I am looking to purchase either mf or sfh that is way below market and in need of rehab. My plan is to do a reno then hold it and rent it out. I would love any recomendations on agents or folks looking to partner up on something like that. Thanks!

The apartment idea is interesting. Ill have to look into that. I have renod 4 houses all in different cities in my life, all made money, mostly from dumb luck appreciation. im currently in San Antonio and this is a new city for me and I have no contacts. Could anyone recomend someone in this area to help me locate distressed propertys or good deals? Is that something a good realtor should know? Mostly what they are showing me looks like it came off MLS. Any input appreciated. thanks

Hello all! I have 100-150k to invest. Im in the military and own a home in Seattle area with 50% equity on a 450k house plus I am selling my house in South America that I expect to net 150k or so. I also have access to VA loan if need be and have decent credit ~700. I am currently stationed in San Antonio and this market looks like it would cash flow on a rental. I am currently thinking about buying 3-5 rental houses in decent neighborhoods throughout the midwest or texas. My main goal is cash flow and appreciation. I am 42 yo and make 100k + a yr in the medical side of the military. How would you guys manage my situation? Thanks!
