@Mike Wood  those are great rates

We get 5.5 in charleston and pdx is a 6.5 market. With loan at 90 % of land and vertical.

@Don Harris  we would love 20 but 15 is much more common. We make it up in volume.  To one off houses is lot of work and risk.  If you can do 10 to 20 in a year that's better.  And compensates for the extreme risk we tske

Are you getting 15% net return on sales price? After commission, interest expense, etc.?  Still same return in 2023?

We are not in charelston at this time.  Oregon new builds are 15 to 23% net after all cost.  Price points. 650 to 1.5

Do you calculate your net percentage based on costs or sold price? Basically is it 15% to 23% of costs or 15% to 23% of sold price?

Why did you exit Charleston market?

Do you have a GC partner or hire a GC and pay them 10% to 15% of total costs?

What financing are you getting these days?

I am a W-2 employee, have multiple K-1s, and operate a side gig that includes wholesaling and flipping. Looking for a bookkeeper that understands wholesaling and flipping to keep the books in order. Also searching for CPA to handle tax compliance, etc. for entities and personal.

What are your thoughts on turnkey intermediaries such as Norada, Hipster, Rent to Retirement?  Do they add value to the process?
