Hi, thanks for the advice and catching the math.  Everything was brand new when they moved in, also they broke the lease, however they did find the next renter which is paying 125.00 more per month.  As for the garage it was brand new and they were the first renters in the property to "break everything in" and no the damage was not there prior, and yes they did the damage which happens to be at car level.

Renter moved out and left the prop dirty, one hole in drywayll, cat piss on baseboards ect.  However the garage door has a few small dents, and 2 vertical cracks.  How do I approach this, I want to charge them but feel bad.  There deposit was 1375, and after all damages, cleaning and carpet cleaning along with the garage, which I just saw, there is practically nothing left.  I listed the itemized list below.

Carpet Cleaning	-$300.00
Window Repair	-$150.00
Deep Cleaning	-$200.00
Replacement of 5 blinds ($25.50 each)	-$197.50
Wall repair in basement	-$145.00
Missing plug converter for AC	-$5.00
