Hello everyone! I am looking to make my plunge into real estate! One thing i need now is a buyer list that I can wholesale properties too. I have a pretty flawless set of criteria, that I think any investor would love to buy from. If you're interested in joining my buyers list, please let me know!

I look forward to growing with all the community on bigger pockets!

@Brian

@Brian Larson Thanks Brian. I do understand it as jst one of the possible routes. I just wasn't sure where the other %50 was. I am very new to all this, so new that the lingo is unfamiliar. I am trying to learn all that I can, and I won't lie, I will say that this is all a little discouraging. what a hard door to get my foot in. I see possible deals all day long and wish I could invest but without capital I am stuck. I am trying to find options. and when searching for those options I am educated in the fact that there are so many other factors to consider that I might be in over my head. I might need to just slave away at my job until I have enough money to  get started and/or established credit. because I am finding that without Either I am basically stuck. But I will keep learning and hopefully I will find my "in". I definitely appreciate all the input I receive from these post though! Thank you again. and if you ever have suggestions send them my way :)

Hello everyone!

So I am brand new, and basically have no idea what I'm doing. So, I decided to at least start with the free course bigger pockets offers. Love it , so far! However, I do not understand the 50% rule. Maybe I missed the explanation, because I view the course at odd times. Either way, what I don't understand is what happens to the "other 50%"? In the course (and correct me if I'm wrong, please) it explains that you take 50% of whatever the monthly payment is, and from that you subtract the mortgage. What's left over of that 50% after the mortgage is removed, is your "cash flow"? What does the other 50% go to?

Brand new to real estate, but extremely hopeful to find the future I desire.
