Hello - I have few friends that are buying empty lots around us, playing a role of GC to build a house (have learned it over the years with education and experience) and sell it. I have few questions

1. Approximately what % of sale price do GC's make? The location would be Northern California within 100 miles of Bay Area? I hear 20-25% is that correct number?

2. How do you learn to be a GC? Are there schools or books? The goal is to buy a fixer / upper and try to update and sell before building from scratch. What is the general learning path?

3. Is there money in building and selling individual properties as GC if you factor in holding cost, etc?

Hello does anyone have experience with AirDNA numbers in SF? It is showing I can do significantly better with STR in SF on my SFH properties. Does it take into consideration all the local regulations (cannot rent for < 30 days for example?)

Anyone has any experience?

Hello - Looking for any good recommendations on STR management company. I have few SFH in Sf and want to try STR but do not have time to do it myself. Any leads are appreciated

Hello what tools do most folks use when looking for finding an REI investment? I know of few like dealcheck and pall who but these are to analyze individual properties and not find one?

For example what do I use to look for all properties in a certain area and find ones where cap is 5% with a rental?

Why is SF Bay area bad for investing and not landlord friendly? What are some of the regulations that make this not very appealing to small landlords for single family housing?

the M2M is based on Zillow and Redfin although the numbers listed above are ~100k less per property than what those websites show for each property

I need to look into recast I am assuming the mortgage broker would know this?

My question is - Long term say 10 years am I better selling and investing in other RE with + cash flow or just sitting on the existing investments? Is there anything else I need to consider on that front?

@Eric Gerakos - 2 reasons and both the properties are in San Francisco. 1. That is the only market I know 2. Leverage and hopeful potential appreciation

@V.G Jason - yes a bit of ignorance and I bought to buy. What is RTP and Mark to Market? What does recast for property 2 mean and how are you coming up with 8years for trading equity?
