The ARV on the house is 120k and it needs maybe 20k in repairs maybe more. My MAO was 49k

I think I’ve found a good deal on a home, but at this point I’m dealing with an real estate agent that says the owner wants 107k. He doesn’t want me to contact the home owner should I contact them anyway?
