Hi all,

I'm working on a deal where the seller is committing to provide tenants for 2 years. However, I'm not sure how I can hold him accountable should he breach the contract any time after the deal.

Any idea how to structure it?

How would I go about funding the closing costs? I need approximately 15k and I don't want to use credit cards. What are my options?

Warren Buffett famously said that the time to sell is when the people in the barber shop start talking about stocks,  is the same true for real estate?
I am looking on a property for a flip and inquired with a hard money lender.  As one of the requirements for the loan They need 2 months bank statements that show liquidity of around 30-45k. This is my first deal and never had such money, what's the way to go about it?

Hi all, I came across a deal that has the entire house full of mold. I know it's easier to just walk away but there's got to be a way to rehab it. Does anyone have any experience or thoughts?

Newbie question: what's the way to get listings directly from the bank? I know some local investors that are able to do that so there's gotta be a way...

Hi all, There are all these companies claiming to get probate records from all counties, as for as I know the information from my local court is not available online and I never saw anyone copy pasting those court records. Question : how are they getting those records in bulk?

I'm just getting started with a comprehensive strategy of rehab and flip, however on the current pace and with a focus on the local market I foresee at max 10 deals per year. Is there a way to really scale it?
