@Nathan Grabau Thanks for the response and suggestion. It's a 2 bedroom that sleeps up to 6 through 2 to 4 will likely be our most common guest count. I like the recommendation to eat the fee if it's just one vehicle and charge for a second or more. That could help us from a competition standpoint as well as most owners in the resort will likely let the guests pay directly upon check in. 

Hoping for input from experienced STR operators... Running our cabin as a STR. The POA has elected to institute a $5.00 per vehicle per, per night resort fee charged to nightly rental guests. We have 2 options for processing this fee: Option 1) The resort will charge the guest directly upon check in. We would only need to advise clearly in our listing that this fee will be applicable. Option 2) We can charge the fee to our guests through our booking platforms and then the POA will bill us as owners after the fact. Neither option is ideal and we're disappointed in this new protocol. Trying to find the solution that will be the least detrimental to our occupancy potential and least disruptive to guests. What option would you recommend?

@Andrew Steffens It’s got decent reviews currently. Approx 4.7. There some some guest comments about cleanliness and condition.

Hoping for input from experienced STR investors.. I'm closing on a property soon that is currently used as a STR. It needs many repairs and improvements to be up to the standard that I'd prefer. (Carpet, paint, furniture, decor, etc..) There are existing bookings scheduled shortly after our closing date and it won't be feasible to complete the necessary work prior to relisting if we attempt to honor the existing bookings. I'm torn on how best to handle this. I don't want to inconvenience guests with a short notice cancellation and no opportunity to rebook but I'm concerned with taking the listing live and allowing guests before we have the property up to par. I don't want to increase our risk for bad reviews as we are starting out due to the poor existing condition of the property.

Would you list right away in order to honor the existing bookings and generate revenue right away or take it off-line completely until we have it to the standard we are looking for?

Hello - New to real estate investing and concerned about being able to actually find a contractor in today's market. Anyone have suggestions for a contractor in the Kansas City area that would be willing to work with residential investors?
