I have a 4 unit property and thinking about adding a 5th unit. Not an Adu. Will that effect my current conventional 30 year loan?

Hello,

I have a rental property in Los Angeles under rent control. I have talked to the tenants about raising rent and remodeling the unit, they are ok with a new lease and the amount, i called the housing dept and they said as long as they are ok, i cant force the rent increase, but if they agree thats on them. Has anyone done this? Any issues I should be aware of?

@Nathan G. Thank you. Even tho we ha d a test done by the hoa and the paperwork shows the level of noise is illegal per CA limits?

I have a Condo located in Los Angeles, CA and the upstairs neighbors are very loud. Every step you can hear downstairs. Hoa hired a company to come do a sound test of the floors and they failed. Test said they need to put rugs or carpet. They are not doing it. What can I do? Please help.

I have the opportunity to build am Adu in sun valley, ca on my 4 unit property. I have a 4 car garage in the back with alley access. Plans to do do a 2 story above garage 1080sqf 3 bedroom 2 bath unit.

Projected rent Aprox 3500-3800 a month

1. Is it worth it? Aprox cost around 300k ish

2. I dont want to hire a contractor. I have all the contacts. Can i get my own insurence to cover me during construction. Workers comp and all other aspects.

@Nelson Hernandez have you checked your sewer charge? How much is it. How many hcf water is being used a month?

I have a 4 unit in Los Angeles, rent control building. I lay the water bill. Usually $400-$500 every 2 months. My last bill was $1500. I notices one of the unit bathrooms was running water. I adjusted and the meter stoped. But i feel like somehow they are still running something. Prob on purpose. Can i split the bill between the tenants being a rent control building? I checked middle of the night and the meter was running. Please help. Thank you.
