@Peter Amendola.  Yes!  I've been using Beyond pricing since shortly after starting this thread.  Their interface is super easy and it even gives you a score based on your occupancy and helps coach you through setting your base and minimum prices to maximize your revenue.  Very pleased

It's obviously dependent on the property, but in my experience, the smaller Airbnb's do REALLY well year-round.  Even in the off-season, there's enough demand driven by the massive military presence and industry in the area.  If you had a beach house that slept 40 people, yea you'd probably see a decline in the off-season.  My AirBnbs are 2 bedrooms or less and stay occupied 25+ days a month on average throughout the year. I use Beyondpricing.com to automate the pricing so it fluctuates throughout the seasons--that has helped immensely in keeping it booked.

Good morning, BP!

I'm about to start up my first two AirBnb properties and I'm on the fence about using a third-party software to deal with the pricing.  I'm confident I can price it well based on AirBnb comps in the area but I can't help but feel like I might miss out on some booking revenue since I wouldn't be using the pricing algorithms the big dogs use.  Does anyone have any experience, good or bad, with this kind of thing?

If third party pricing software IS the way to go, recommendations on who to use would be greatly appreciated!
