I'm currently using batch leads for sms leads / campaigns. I stumbled across a video on youtube about Smart Touch Texting for sms leads / campaigns. The software was developed by Smart Touch Innovations in 2018 - 2019 I believe. There are 3 versions of the software Basic - $97(one-time), Elite - $197(one-time) and Elite Smart - $297 (one-time). Can anyone provide any feedback on the delivery rate, response rate and pros and cons etc? How does this software compare to Batch Leads, Lead Sherpa, REIReply etc?

I would like the listing agent of a property to also represent me as my buyer's agent. Should I provide specific verbiage on the purchase agreement & assign rights to purchase contract, or will the title company / attorney handle the verbiage at closing? (newbie)

Hello,  

I was informed that Connecticut is an attorney state not title / escrow companies handle wholesale contracts. I messaged a few attorneys in CT and they've stated "double closing is illegal. ", yet, I have come across several posts stating most attorneys are not familiar with wholesaling contracts.

1.) is double closing illegal?

2.) is anyone done a wholesale in CT?

3.) Would i be able to use an escrow company in another state such as TX or FL in order to do a wholesale assignments in CT?
