Yes, Jerome, I believe it is, but I'm just trying to find a good contractor to make it the way I want. I think to add a third floor and another apartment make it a more attractive offer when selling.

The 200k was just a guess, the property is located on the 14th hundred block of Taylor Street. My goal is to create an apartment to pay the mortgage, because I'd like to live in the property.

Hi, my name is Jerome, and I am new to real estate investing. I currently have a single family house I own that needs a total renovation. After using the bigger pockets rehab calculator, it determined I would need $90.000 for a complete rehab. Currently, the property is a single family I would like to turn into a duplex.  My question how do I start, since the property is in Philadelphia I have been told I will need to contact an architect before I can have a General Contractor begin the rehab. Is there anyone here know of how, and what I need to do? The property located in an up and coming South Philly neighborhood. Currently, finish houses in the area are selling for $200.000.

I second Alan, the Biggerpockets calculators are great and just what you'll need.
