@Derrick Dill I used to hang around Hawaiian Gardens all the time at the LB Towne Center :) I'm pretty excited about the Kansas City prospect, but I have ZERO connections there (or anywhere besides FL for that matter). I am definitely focused on cash-flow and understand I lose the opportunity to force appreciation through turnkey. I've heard some say "the money is already made." Do you have turnkey companies you recommend?

I really appreciate all of the advice! 

@Henry J. My short-term (2017) goal is 5-10 doors cash flowing at least $150-200. Long-term goal is to make enough income to "retire" my wife and I, then switch to full-time investing for cashflow using BRRR.

I would love to grab a value-add property for long-term buy and hold, but with my full-time job and no relationships for boots on the ground (yet!), I figure that I won't have the time to properly manage the construction and subsequent management of the property. And to be honest, I want to take action and turnkey seems to be a more "convenient" step to start my journey. Definitely appreciate any insight you have.

So I've finally after much research, and attending my first BP meetup....I've finally decided that my first deal will be an out-of-state turnkey. Now I'm stuck on the next step! I'm not sure if I should I focus on an area, or find reputable companies first? Maybe research more ways to finance through turnkey? I really like what I've seen from Memphis Invest, but while I wait to talk to them, I want to make sure I'm taking the appropriate action. Appreciate any guidance.

@Kirk H. That is incredibly insightful and helpful. If you don't mind, I'll definitely contact you when I'm ready to pull the trigger on my first deal in KC.
