Where should someone who has no experience in real estate, a desire to learn, & a willingness to be a sponge begin in real estate? I am out in Phoenix, Arizona and have come to the realization that a corporate life is not for me and I deserve financial freedom! I am  just stuck because I just don't know where to start first.

Why is it that very few people ever achieve their financial dreams and what do the few successful ones do differently from the ma­jority who fail? Could it be they plan to fail? I don’t think so. Plus, I can buy them for much less cash down because there are fewer serious buyers for rundown distress type properties. I also thought, and it proved to be correct, that once fixed and cleaned up with bright new paint, older rental houses would command about the same rents as equivalent sized newer houses.

Currently, I am located in  Chandler Arizona and I am looking to network! I am interested in investing in apartments, single family or even duplexes. I am willing to learn, put in the necessary work, and get out of the rat race and become a full time real estate investor!
