hi everyone i have a question to ask, i find this property today i went on the  county website only to find out the person who owns it as pass, so i reach out  to one of the daughter she's really interested in selling but she told me her mom leave everthing in her name but she didn't let the property go through probate because some of her relative said they were going put up a fight with the house so how do i approach this scenario thanks in advance.

Thanks everyone i have all the paper works just wasn't sure what the realtor was about so now i have a better understanding.

so justin you are saying my llc is not goid to do any business because i already have the llc gone through certification from state on all just wan to know if this realtor asking me for something that is not necessary or what?

A little help please I'm new to real estate and i just got my llc i have on EIN number have not been to the bank as yet to open a account so i put on offer in an a bank owned property using my my llc but the realtor asking for llc papers don't know what she asking for llc papers for but that's why I'm here to find out, what papers on is this is a normal process some help me please on thanks in advance..

Hey everybody,

I got a call from a gentleman on thursday he is trying to sell his house because he's moving to back to Wyoming. The house is a  2,331sqft sitting on a 5.8 acre lot built in 1991, 5bd/2bt only need cosmetic work, century air/heat, no tax or liens fully payed off.

I ran some numbers property recently sold in that area price per sqft range from 85-100+ i want to flip it to on investor, 

I have called him trying to get him to give me a price but he don't want to give one i haven't make any offer either i told him am gonna run some numbers on get back to him with a fair off that would work fir both of us. 

Can some one help me out 

Am i doing something wrong what should i do now i haven't done any deal as yet.

As i said before he just called me saying he is in a bind with onother property he's trying to get ready that seems to be more important than this one, so he's willing to sell for a lower price than he has it on the market for.

he said he just put it on the market yesterday but thats gonna take too long to process he wants to get rid of it quick since he's trying to finish up the next property that will make him more money.

I went by to look at the house its in great shape, great neighbour hood.

And i was planing on flipping it to a cash buyer so was thinking to negotiate a deal with the seller so we could all gain something from it. 

Hello everyone i just got a call form a seller he's trying to sell his house 5br 3bt 2,550sqft fully rehabed looking fantastic everthing new from customtiles to appliance,

He told me he's trying to get out of paying mortgage so he'swilling to sell at a lower price that he had it on the market for which is $238.900

Dont know what to do or where to go since i still haven't done my first deal yet.. 

Can some one give me some direction please.

I run my numbers at ARV $75,000 even though he said it's in good condition i still take $5000 repairs and am planning on flip the property.

went by take a look from the outside on i will definitely go by to look ot the condition thoroughly though..
