Yeah zero down...and just got it inspected the roof was did in 2005 with a 30year roof life...a/c and plumbing recently checked and electrical were all in great shape...seller sold it because it was inherited so basically just wanted the money not the home. Yeah it's in a very nice area and doesn't need major repairs just floor and paint really

Purchase price is 105k it was listed at 109k but we agree to 105k...

and yes without any updates we can rent it out at those rates but I don't think we could get top rent without at least updating the floors.. google the house on trulia to get a better feel of my deal 17222 ash butte

hello Sharad the loan for the house is 105k...payments including insurance, taxes and mortgage are in monthly payments are 825mo..and comps in the neighborhood rent from 1,250 to 1450...and I was leaning towards the buy and hold...I have also read the 70% thanks Sharad for the info.

Hi BP

Jerimiah here from Houston..Just financed my first home for 105k located in a well established neighborhood surrounded by homes valued from 114k-145k..the home I financed is built in 1979 3bed 2bath 1,700sqf no updates at all...what is the best way to go about this? fix it up add updates and hold it and rent it making no less than 400 dollars positive cash flow or fix it up and sale it for about 130k-140?
