I sent out direct mail and have some returns with vacant or UTF (unable to forward) and I am using findtheseller.com to try and locate these people. I did receive one back that said deceased. Does anyone have any experience with this? How to find next of kin or possible person to inherit the house?

Josh - your not user friendly with iPads? I cannot make a selection on the type of forum as far as scrolling to get to the right forum so I am posting here because I am not near a computer and do not want to forget to ask in your forums.  Lots of good people here! Love the podcasts btw! Don't fire Brandon, he really does make it a great show! Lol

I am looking to get into medium sized multi-family in 2017. Personally I could do without the Raiders here but I would love to have some NFL action here in town. I'm worried whether this mixing pot city will have a bunch of violence due to non-Raider jerseys at the games, if not, SUPER. I do like what it offers to the real estate and jobs market. Amazon is supposed to be opening a distribution location in Las Vegas creating 1,000 jobs, and speeding up you online ordering junkies orders. I am a licensed GC & have a handyman business as well and work with investors so if any of you around here need a quote on your flips, I am happy to discuss if we are a good fit.  I am not on BiggerPockets super regular though so just look me up under First Source if you need quick answers.  I am also open to discuss partnering on flips or rentals, with the right people.

Calvin, I'm familiar with 203k loans and I still run a fully licensed General Contracting business. This is my understanding of 203k's. There are 2 types, streamline 203k's (under $35k) there is a deposit of 30-50% and final payment after completion.  We like these.  I honestly have yet to do a Full 203k loan (up to $365k+) but if the numbers were right we would entertain the idea. They can hold 10% back on each draw to be paid 30-35 days after the last draw and every check is written to home owner and contractor which will be 7-10 days before the home owner receives it meaning a good 2 weeks until finds are available.  So send the streamlines on over and I would be willing to discuss the Full 203k when they come up.   Send them on over to First Source Services. My cel phone can be found online or under the main number press 2 for my cel. 

Louis, We are currently in the market for a condo, town or house up to $150k.   We will consider fire, water and mold damage properties as well. No crap areas we have to constantly stress about materials and tools being stolen.

I realize this is an old post but just in case you haven't found a GC that your in love with yet... I would like the chance to chat.  We are a very busy contracting company but I love working with the right investors. We are very good at what we do and have a lot of the trades covered in house which means we can offer a better savings to you and better profits to us.  The great thing about being busy is we pick and choose who we work with and if its a good fit for everyone, then we love flipping homes.

I have been flipping houses for investors for a couple of years now and I am now buying my own houses to flip. Now other people also would like me to put their money to work for them. I will be actively looking for deals, would be interested in wholesale deals and I am sure in due time there will be deals we come across that we won't have the time or cash flow for so we would like to be able to offer those to someone as well. Every business I am involved in gets a lot of attention and I utilize my resources that have grown over the last 19 years of running businesses in Las Vegas and they grow at a fast pace.  I am always interested in building relationships with others. I love competition! I feel it keeps people honest while providing a better product and if we work together instead of against each other it helps keep our costs down and sales prices where they need to be.
