I am married in the state of La. I want to buy/sell real estate through an LLC. Does my husband have to be involved with the transactions because we're in a community property state or are the two separate transactions?

How do you choose your real estate attorney? Do you choose someone based on word-of-mouth/ personal reference only? Do you choose someone who has bought and sold his own real estate? Or a combination? I have a referral for an attorney from two people who are active investors. I also have a referral from an attorney friend who is referring his real estate attorney friend. I will interview both of them but I wanted your opinion. Also which questions would you ask on the initial interview?

@ryan murdock I didn't realize I would have to sign with an agent as a buyer, I thought only sellers signed.

I am a newbie. I got a lead on a realtor who specializes in selling foreclosed properties who I have not called yet. Then I got the name of a realtor, from a local REI, who they use and who has her own rentals. I finally got to speak to her and she seemed to know her stuff (remember, I'm new so we will see). I set up a meeting to meet with her but I'm now wondering if I should even bother with the foreclosure specialist or should I stick with just the one? Is it wrong to have more than one at my disposal?

I spoke to a friend who has several rental properties throughout a few cities. He lives in a neighboring city and is wanting to sell his properties in my city. We are going to meet soon to talk specifics. This would be my first purchase and I have little to put down. I may look into a HELOC. I am uncertain of how to approach purchasing . Since he is selling multiple properties (all single family) is there a way, either traditional or conventional, to buy as a group or would I have to get multiple financing, like per unit?

If I get a portfolio loan does that mean I would have to sell as a group later? Do you know if I could refi an individual unit later?

If you manage your own properties how do you pay your maintenance personnel? Do you pay per call out or a monthly stipend? I am not offering free housing for maintenance. Thoughts?
