Thank you.  I have made every attempt to be tactful.  Initially I saw her as an asset and possibly a contact person as I am two hours away.   I hope to retire here so I have made every effort to remain on good terms.  I would appreciate her more if she did not engage my renters.  I think this could be detrimental to my business and I have given her no reason to be this overly concerned. It might be the case that she is lonely but she is so nosey and coarse in her remarks that my patience are wearing thin. My renters are told  not to be disruptive to neighbors. So frustrated!!  She has told others she does not want me operating a rental. I have blinds on the windows, my outside lights are angled opposite her direction, the fire pit was strategically placed so that smoke does not blow her way, etc. You would not see me unless you looked for me. The town board has given me the ok. She was at the town meeting but did not raise any concerns.  I just don't know how to express my irritation  without making things worse..She apparently can not take my hints.  

I purchased my first reno and now have it listed as a vacation rental. I have it rented about 50% of the weekends to couples who come to use trails or go sight seeing, my family uses it when I do not have renters. Not a party house. My closest neighbor is the only year round resident and feels it is her right to know who is coming and going.  I went before the town board for permits and am by the book. She is very opinionated on most everything we do such as landscaping, using our fire pit, feeding animals, politics, etc.. When the trees are full she can not see my house at all.  She lives uphill approx 300 feet away.  I feel like I am under surveillance and am constantly being questioned. She 'happens upon' my renters when they are outside and has even invited one couple over for supper.  I tend to give vague answers and attempt to change the subject as I do not want her to know my business.  I am trying desperately to stay on friendly terms but she is really irritating me.  The renters have not complained about her yet but I do not want her to become an annoyance.  Has anyone else been in a similar situation that can provide some advice?

I am beside myself.  I bought my first cabin Fall 2017 in Northern WI to rehab with intention of using as vacation rental.  In Spring 2018, I had standing water in the basement.  I hired a company to install drain tile around perimeter.  After installation, I was unhappy with the look of the floor so I asked what could be done to fix.  Company suggested a 2" skim coat over existing  floor.  Soon after it started to crack over entire floor.  Company claims this is normal and feel joint filler is the answer.  I have had several companies look at my pics.  They all say this is failed workmanship and needs to be ripped out.  It will cost more to fix than I owe (put half down). Unfortunately, no one will take job to replace as no one wants to give report for small claims case.  Contractor now threatening lien.  When I asked why there are no control joints, they told me that if they had followed Redi Mix guy's instructions, they would have had to cut control joints every four feet.  They want the money but I still need a decent floor.  Could I get some input from some of you with concrete experience or dealing with companies like this?  I do not feel that this is acceptable.

This is true.  I have replaced his services but he wants me to sign a cease and desist and a promise not to sue.  I still can not get work orders and receipts from him along with other requested items. Grrr!

Thank you for your comments, really in a pickle!  Scammed for sure,process for restitution very frustrating. 

During this time, my dad was in hospice, three kids, I had just started a new job and my child was diagnosed with T1 diabetes.  I was traveling 220 miles a day after work so that my dad would have someone to be with him as he left this world.   I am not shirking my responsibility, just a truly awful time in my life.  I was so overwhelmed I just went with this company, I really had no idea what I was doing.  Now paying the price for my ignorance.  Big bucks to rehab these properties but the housing market is good.  Have been able to sell.  Irate that there is no one to help me unless I want to spend thousands to pursue.  I am supposed to be an expert in these matters with no prior experience,  I am in the health care field.  

After my father's passing in 2010, i hired a property management company to operate my dad's rentals as I have no landlord experience and live two hours away.  Spring of last year I instructed company NOT to renew leases because i was planning on selling as leases ended.  One house returned SATURATED with dog urine (skunk level odor-no exageration) sub floor buckled and black mold beneath carpets.  Second house saturated with mold.  Renters and their neighbors have called health department on mold and rat issues due to the lack of response by company.  Third house I just found out has had 10 sewer back ups in the last 8 years.  Sewage still on basement floor. Fourth house was rented to office workers daughter for the past 4 years.  $50 monthly pet rent waived and was going to be allowed to stay rent free past lease.  Also renewed lease that he was instructed NOT to on six separate occasions. Upon firing manager and transferring remainder of leases to new company, I have made several requests for any and all articles associated with my properties to be turned over.  I still do not have all my paperwork.  Obvious stonewalling and convenient misunderstanding my requests, I have complained to every consumer protection group I can find.  Why is it that this type of business is not governed?  I called Realtor's Association to file an ethics complaint and they do not have record of his credentials (required to manage properties in WI).  This person has cost me thousands!  Although he has agreed to pay me $5000 in pet rent and new manager's fees  (as well as lawyer consult)  he will not pay until I sign a 'cease and desist statement and a promise not to sue him , his company or employees.  I believe he is guilty of unethical business practices, negligence, breach of contract and fraud.  Lawyer consult not helpful, time and expense with no guarantee..
