We are seeing a ton more competition in the rental market these days as many are pulling out of the selling market and placing their homes up for rent out of necessity. More competition means our homes are sitting longer and therefore price drops are starting to become necessary to stand out and get a tenant in place. It's possible we are going to start seeing vacancy times increase and rental prices drop. 


 Oh that's good to know. Have you had that experience with properties in the Roseville/Rocklin area or have you noticed this in other markets?

@Matt Loeffler Thanks for the reply! I've used online resources to check and the rent ranges from 2400-3000. I was just hoping to verify these numbers based on investors' actual rents.

Hi everyone,

I'm a new investor looking to acquire single family homes in the Roseville and Rocklin areas 3 bedroom/2 bath approximately 1200 sq ft. I intend to hire a general contractor to renovate the homes. I was hoping to get an idea about general monthly rents I can expect and vacancy rates.
