Hello BP community,

I am in search of a General Contractor in the Denver, Metro area.   I have immediate needs for a long term rental I bought a few months ago.   Roof & Electrical projects are 100% needed.   Other projects are TBD based on walk through.

I’m using these projects to get to know a good GC and build team to flip properties starting in December/January (March/April at latest).  looking for someone who is trustworthy and good communicator.

I have flexibility to meet any time throughout the week/weekend.  Looking forward to hearing from you!   Will also take recommendations.

Post: 1st Property - STR Plans - Write-Off Initial Costs?

Jumping in to my first property finally!  Buying it as my primary, will Air BnB as much as possible throughout the year and stay in my RV when it's rented.  I will be managing the property, doing all of the listings, hiring cleaners, etc.  I plan on having it listed and rented (if all goes well) for 50+ days in total this year as a goal (Looks like average rental will be 2-4 days).

Questions:  

1) Can I write off any of the sewer scopes, appraisal fees or inspection fees?

2) I am also purchasing all of the furniture in the house as a separate transaction.  Can I write this off?

I have owned homes in the past always saying "I should rent them out," then I sold them, then I regretted it.  Now I am single, business owner of 10+ years and ready to get into the real estate investment world through rentals (open to any type, will start with house hacking).  I've been a member of BP for 2 years, sitting back and watching from the outside, but now is the time!

Question:  Should I 1) Find a few lenders, get pre-approved then look for a good agent OR 2) Find an agent and see if they have lenders they work with? 

P.S. I am here to learn, but not take.  If there is anyone in the Denver/Metro area that has capacity for some mentoring/guidance and needs help with anything that someone with little to no experience can do, I am willing to help (demos, moving, assembling, etc.).  Could be a mutually beneficial endeavor....   Just a thought!  None-the-less, the journey is beginning.  TODAY.
