Hey everybody, I currently own a rental property in Washington State and I am in need of finding either a CPA or a reference for a good one I can contact.  I need to amend a few previous returns and I am looking to retain one for future tax returns.  Any recommendations would be greatly appreciated!

Hello everybody, I currently have a SFH rental property in Washington State with about $250K in equity. I am wanting to sell this property to pay off my current personal residence. I understand capital gains tax will be about 15-20%. I understand I could do a 1031 exchange but that requires the proceeds go to another investment property. Is it legal to refinance or pull out a HELOC to get the equity out of the house before I sell it? I was thinking of getting a HELOC and pulling out the money when I get an offer to sell. Are there any other ways to get around paying the capital gains tax or lower the tax burden? Thanks for any offered advice!

Hello everybody, I am relatively new to real estate investing. I currently have 1 rental property since 2012. I have been doing a lot of research since I am stationed overseas in the UK.  I have found real estate note investing to be the most interesting.  I have read several books now including the Bigger Pockets book on real estate note investing, Jimmy Napier's book Invest in Debt and I have taken the free 5 day course from eddie speed and noteschool.com.  I am looking on any advice on where to source deals, best education materials, best servicing companies, any Linked In or FB groups and what to avoid and any other helpful information.  I plan on rotating back to the states in 2021 (hopefully Washington state, I grew up in Vancouver/Portland) and so I am trying to use my time over here wisely.  Any advice is greatly appreciated!

Hello everybody, I wanted to take a few minutes and introduce myself.  My name is Jeremy and I am an E-6/TSgt in the Air Force Security Forces.  I have been stationed overseas for about the past 7 years and my tour here in the United Kingdom will end in 2021. We are hoping to get stationed back home in Washington, Idaho or somewhere in the western United States.  I have about 8 years left before retirement and I am hoping to get a few more rental properties over the next few years.

I began my real estate journey back in 2012 when my wife Tiffany and I purchased our first investment property in battleground WA. It is a SFH 4 Bedroom 2.5 Bath on 2.5 Acres in Battleground WA. Initially our plan was just to keep it and use tenants to pay the mortgage down and it would be our nest egg for when I retire from the Air Force. We actually refinanced our house about a year ago and after the appraisal we were shocked that we have about $200K in equity!

I am thinking about trying to get a HELOC on my rental property which could allow me to get the down payments I would need to purchase additional properties. I have also discussed with Tiffany the possibility of purchasing a duplex/triplex and living in it for a year then moving to a new property depending on where we get stationed.
