Thanks for all your replies and encouragement. I am still in the process of trying to learn the ins and outs, such as structuring deals and estimating property values. As well as trying to figure out how to find those really good deals. Just seem all the ones I have looked at so far are either other wholesalers trying to sell of their contracts, or properties that appear to be in such horrible condition that I find it hard to believe any investor would be interested in it. I don't know it may just be me being overly cautious about everything. I'm wondering if it might be possible to find a seasoned  investor who would be willing to allow me to just observe a couple of deals be for I get started. Not really looking for a mentor per say, I just know that I am more of a visual and hands on type of learner, so that type of learning would be more beneficial to me than all the book reading. Sorry just kinda thinking with my fingers on the key board. Any ways thanks again for your help thus far.

I am sure that any type of RE investing is going to be hard work. As I stated in my OP I have just begun to seriously start studying RE investing so I have not got into how to put a contract together yet, or even how to analyze a property to be sure it is a good deal. Seems to me that all the books give very basic and vague info to get you started and usually to draw you into purchasing some investing course.

I have read the Beginners Guide, and a few other of the e-books that are available.

If any one has some suggestions on better resources I'd really appreciate the info.

Hello everyone,

I have only recently started to reading information about investing. I have no experience with REI, however I have had an interest in investing for a very long time. I am currently most interested in wholesaling at this time, as it seems to be the easiest method of getting started with little to no available cash on hand. I guess the biggest thing that has been holding me back is the fear of getting in to something that is way over my head, and not having any one to turn to for advice on what to do. Like for instance, what do you do if you were to get in to a contract you intend to assign to another buyer, and then not be able to find a buyer. I would assume that I would then be responsible to purchase the property, but what if I can't get the financing to close on the property?

 I look forward to hopefully gaining an awesome amount of education from many of the seasoned investors on the site.
