Hey Derek! 

Awesome that you were able to get a VA loan. And even more awesome that you can use that loan again for another home down the road! I think it's a good lesson to learn that owning a home (especially in that first 6 months-1 year) is more expensive than one anticipates. I plan to do the same thing with my next purchase in Austin - buy, rehab a little/house-hack to turn it into a duplex of sorts, build a tiny home in the backyard, and then rent out both. Probably STR the tiny home.

Personally, I am a fan of keeping homes as a rental as long as it cashflows at least $100-$200. Is that something you're considering?

There are some good turnkey services out there (and some bad ones) that make it pretty easy to invest out of state if you have the capital. I like one in particular because I know the team is rock solid and the investments are smart. They really help you through the process and are transparent with every part of the transaction and how it will operate moving forward - great for first time out of state investors. Also, I was referred by someone on BP! PM me and I'm happy to talk more about it.
