Hi James Smith . I think I'm in the same boat as you. I bought Brandon Turner's book, "Investing in Real Estate with No (and Low) Money Down". If it's as good as everything else I've seen here at BP, I expect to learn some great strategies for getting started, despite my lack of funds. If you're not a book reader, try the BP podcasts or the new video courses on this subject. The info you seek is here, that's for sure!
Welcome Camille Reynolds ! And, Chris Romany is 100% correct. Come and form your network locally, but there's nothing you can buy that can be learned for free here at BP or through colleagues/partners.

Hi @Nicholas Patricio. What kind of expenses were you trying to calculate? Are you considering providing some amenities, like water or internet service?

@Jaime Penix How challenging is it to invest in Orlando being located in Tampa? I'm hesitant to do such distance inveesting because of my lack of familiarity outside of Orlando.

Welcome @Latoya Holmes. some folks have already mentioned this, but get plugged into your local REIA. Secondly, check out J. Scott's "The Book on Flipping Houses" and "The Book on Estimating Rehab Costs". Such great information (find them here: https://www.biggerpockets.com/store).

One note: it's been my observation that investors rarely specialize in flipping *and* rentals. Feel free to explore both to see which one suits you best, but don't be surprised if you find that you can't do both, especially as you start out. 

Also, if you haven't, make sure you check out the BP podcast. @Brandon Turner & @Joshua Dorkin have created so much quality content that can help you figure out exactly where you want to go in this crazy and exciting world.
