Looking for help from experienced agents/investors. If you had $500k to invest 2 ways which would you choose and why? -Safe investment in existing business- 1. 500k invested over 15 years with an annual return of $200k per year but hard asset remains at $500k after 15 years **(4 mill total asset over 15 years)** 2. 500k invested in real estate ($2.5 mill total rental properties value) over 15 years with an annual return of $150,000 per year (6% CAP) properties grow to $3.625 mill over 15 year (assumes 3% appreciation per year) **(4.125 mill total asset over 15 years) Can my return from real estate be better than my above calculations? Thoughts?

Looking for a designer who I can send plans to, have them send renderings of the home in and out with some customer preferences. Any suggestions?

@BeccaSummers, all great info that is very helpful thank you. Do you find that builders sit on spec homes for long periods of time? I figure building one could take 9-12 months start to finish roughly? After completion how long do you see most sit if they are not selling?

Scott thanks for the reply and all the good info. Yes I could sell now and get the equity out of the house but we love our neighborhood and am in no rush to move. Probably get out in 3-4 years and roll the equity into a home we will be in for 10 years +. Buy and hold is certainly a long term plan but not only do I like the income aspects of flipping, my wife and I really enjoy doing it.

My wife and I built our home in Utah in 2014. Bought the land for $94k built our home for $200k subbing it out ourselves and it recently appraised for $475k. We have some time now to get more involved in real estate. We will soon have $650k we would like to use to start and get better deals using cash. Would you recommend staying with homes similar in value to our own as we did a couple of years ago? Or smaller homes and do more volume? Any references to agent's who specialize in flipping in Utah? I am an insurance agent so I deal with a lot of real estate agents but am looking only for those that specialize in flips and rehabs.
