Other than complaining, what action has the neighbor taken? If there is no action, that could be why the title company won't do anything as there is nothing that needs to be done. The title company doesn't insure complaints just actual threats to your title.

If you don't want to spend the money, perhaps talk to that neighbor and at least hear them out about what the origin of this issue may be. Most people think they know their boundary but aren't 100% sure. So, his complaining may have an underlying cause that can be addressed.

Or perhaps just wait until the neighbor either drops the issue or takes an action that make a response necessary. If the neighbor were to take a further action, then your title insurance may well provide coverage for you.

I've talked to the neighbor a few times. The neighbor keeps threatening to move the privacy fence over several feet onto the driveway, which allows vehicle access to the parking area at the back of the house. He's giving the tenant a hard time about where his cars and a small shed are at, even though they're on my side of the fence because the neighbor claims he owns that strip.  It's a headache.

Initially, the neighbor said he'd sell me the strip of land, but I thought he was just trying to hustle me... but now I'm not sure if he's legit or not.

Thank you for the heads-up on the title insurance. They said they could potentially take action if the survey shows the boundary line truly cuts off the driveway.

 I'm not sure exactly what an instrument survey is, can you tell me what I'd be looking for? I obviously have the legal description of the property that came with all of the closing docs.

Hi everyone,

Last summer I purchased a nice single-family home in my town in southern Michigan to rent out. The neighbor is now giving my tenant a hard time by saying that his property actually extends into the driveway of the property that I own. 

The title company isn't willing to help resolve the situation at all, and they are recommending that I get a survey to clear up where the boundary is with the neighbor.

When I look at the GIS online, I find two different ones. One of them seems to support what the neighbor is saying, the other seems to support that the neighbor is incorrect and does not own part of my driveway.

Any thoughts on strategies to resolve this before I spend $1,000 on a survey?

Post: Windows Need Repairs

Hello, I just purchased a single-family home that is pretty close to rent-ready. A lot of the windows however, need some repairs as well as replacement screens installed.  Most of the windows that need repairs just don't slide like they are supposed to, the counter-weight system seems to be messed up in a lot of them. At least 12 windows also need replacement screens.

I would love any advice on the best way to go about getting these repaired/replaced the cheapest. I'm not a window guy, unfortunately.
