my goal for the year is to flip 12 and hold 6, I am a little behind, we have sold 2 flips, have 1 pending sale, and have picked up this plus 1 more. Have bought 1 hold, just finished an 8 lot subdivision which I was considering building 4 new to hold.

Single-family residence fix & flip investment.

Purchase price: $60,000
Cash invested: $14,000

Working on another fix n flip in Jerome - 2 bed, 1 bath about 4 weeks to completion.

What made you interested in investing in this type of deal?

The #s made sense.

How did you find this deal and how did you negotiate it?

Wholesaler.

How did you finance this deal?

Assignment of current owner carry.

How did you add value to the deal?

Rehab

What was the outcome?

To be determined - should be pretty nice.

@Nathan Jensen are you referring to being a wholesaler without a real estate license? Yes you can do it, you just need to make sure that you dont break any licensing laws or you can get fined for practicing real estate sales without a license. Make sure you are very straight forward with sellers with what you are doing.

I love subject-to - typically have used it as a short term strategy with flips and never cared if the lender was to potentially call the loan due, with planning on a potentially longer term game on this one not 100% sure what is really the best thing on insurance on the property though since I know that can red flag the lender.

Buy and hold - purchased via a wholesaler - brought current owner loan current - bought subject to - clean up, flooring, paint, then rented out, may Refi (BRRRR) in a few months to pull my cash back out.

Clean up, paint, flooring, + a few other minor repairs

Ask wholesalers frequently about potential deals, and ability to close quicker can get you a better deal - have financing options available.

Fix n flip purchased from a wholesaler. A little longer than normal for me.

Right up my alley

Private Financing

Flipped and turned out good

I should have looked closer at the foundation, had to spend some extra dollars on that.

I am an agent so yes. myself, cooperating agents, home inspectors, lender, title companies.
