Can you explain to me why not? I'm selling 200k of property and buying 200k of property. 

I've owned both properties for a number of years.   They are both rentals. My goal is to de-leverage.  I started out with 200k of debt and I end with only 100k of debt. 

Lets say I own 2 properties.  One property is worth 200k with a 100k of debt on it and another property is worth 100k with 100k of debt on it.  Can I sell the 100k property to another investor for $1 and then sell my 200k property and do a 1031 exchange.  I would buy a 100k property with my proceeds free and clear and buy the property I sold to the other investor to take on the 100k of debt I need? 

If he rents the property for 3 years he won't get the total benefit of the 121 exclusion right? 

In California a corporation must hire an attorney to start the eviction. Has anyone found anyways around this? For example can my corporation lease the property to a DBA with the same or almost same name and I can do the eviction myself?

What do you look for in a market to determine if it's better to buy and hold or flip?

I was a medical student and dropped out summer of 2009 when the real estate market crashed and I saw a great opportunity. I've never had a job but what I make now is enough for me to retire on. I'm trying to build a bigger empire while also trying to figure out what some of my other passions are. The market really crashed this down turn in the Inland Empire in California. I was able to have enough income to retire in about 2 years. I have a great team and so now I spend very little time in the day to day. I spend most of my time meeting wholesalers and agents.

I'm looking for 2nd mortgages in California. Can someone tell me a good source for those?
